Real Estate Listing Whack a Mole

I realized today that I was playing Listing Whack a Mole.

  • Vicki sells her listing on Sandhurst.   Sellers move on with their lives, hooray!  Payday doesn’t hurt.  Whack!
  • Purva joins the company, get two new listings transferred in Metrolist.  Whack! (Or is that: Whack whack!).

Elite Ultimate Listing Progress

We’ve made some decent progress tonight on our Elite Online Listings Program, both in general and in playing catch up for one of our listings.

So here it is, what’s going on:

  • We’ve published a slide show featuring Bridget’s gorgeous 5 bedroom – 3 bath listing on East Marlette in Ione.
  • This being the second of Bridget’s listings that we’ve set to Beethoven, we of course had to ask this musical follow-on question.

I Want a Deal, I Want a Deal, I Want a Deal

I’m thinking this is worth $275,000 or so.  Zillow, as it often does, is running a tad high and says $280,929.

Pavilions Condos and What I Learned There

Last night I went to meet one of my company’s agents, Jamie, to help her with an offer she was working on for a buyer at a new home subdivision, Pavilions Condos.

It was an unusual Friday evening of work.  I happened to be in Sacramento enjoying a few hours off, so it was easy to go meet Jamie at this subdivision, which is in one of the most desirable parts of Sacramento’s beautiful Arden / Arcade district (95825).

I got to try out the new Tomtom One to get there.  The Tomtom (in case your TV is off and you’ve missed their commercials), is a GPS navigation system.  I’ll be reviewing it on the Sacramento Map Project blog in a few days.  So I punched in the address to where I was going, without recourse to a map, or for that matter, really knowing where I was starting out.

Nice.

So there we were, Jamie and me, and Jamie’s very congenial and likable new clients, along with the also congenial Luke Greene, the broker representing the builder.  I was going to look at the comparable sales for our clients, and wasn’t really finding any good ones (as suspected), since this was a new home subdivision and many of the homes were being sold outside the MLS.  Luke suggested that Kristin would be the one who really knew more about the comps, and went to get Kristin. 

Enter Kristin, a comely brunette, if she’ll pardon the expression (which I hope she will, since she’s an attorney and if she doesn’t pardon it I’m in a heap of litigation).  So Kristin and I talk about what comps she has and when we can get more information about them from the title company and so forth, which of course isn’t going to be last night because title companies keep bankers’ hours.

So I end up giving Kristin my business card so she’ll have my email to send me more information, so I can pass it on to our clients and so on, and imagine my surprise when Kristin says:

“John Lockwood — do you write a real estate blog?  I read that all the time and it’s in my favorites.”

WHAT?

Someone reads this thing?

I’m told by Luke and Jamie, who had a better view of my face, that at this point my expression got kind of bug-eyed, and my face turned red.

Imagine my surprise:  I have a fan.

So for the rest of the night there I was kind of on cloud nine, in my I-didn’t-know-I-was-meeting-clients khaki shorts, because not only do I get to help Jamie write an offer for some delightful clients, which would have been wonderful enough all by itself, and not only did I find the place pretty automatically with the help of satellites in outer space, but now, lo and behold, I have a fan.

Heck:  how well could the rest of the evening go?  Well, we got through the offer process quite well, making sure we put in a contingency period for the comps and the rest of the buyers’ inspections, and while Luke went to copy the paperwork, we all got to meet Brian and Diana Moore, who assist the new owners at the Pavilions.  Brian’s the customer service manager, and Diana is marketing director and runs the Design Center, which is where you go to pick out your add-ons and accessories for your great new condo.  It turns out we got there on party-for-the-residents night (thank you, Diana), so there was cheese and bread and shrimp-on-a-stick, and everyone couldn’t have been nicer and more congenial if you’d picked them out of a book full of nice and congenial people.

Eventually Luke came back with the paperwork, so we bade the clients good-bye so they could get on their way back to the bay area, and eventually Jamie left to pick up poor Bridget, who’s outside a gym in Rancho Cordova freezing (this is a bit of a long story, isn’t it?), so there I am eating cheese and bread and shrimp-on-a-stick with Brian and Diana and Kristin and Luke, and eventually it dawns on me that if I don’t leave, these congenial people, including Kristin (who I’ve now been calling “my fan” for the last hour or so) are going to have to be there all night.

I figured it out, though.

So I guess what I learned in addition to the fact that I have a fan is that if you want a gorgeous luxury condo in a beautiful part of Arden Arcade where you can walk to Borders and a host of upscale stores, and you want to make sure the agent you’re working with and the folks who’ll take care of you when you spend your builder incentives (oh yes, we love builder incentives) are all nice and congenial:  I know where to recommend.  I hope you’ll let me take you, but either way, I hope you go.

Today I had more fun with my listing display script and the Google Map API, producing some maps and listings for Rocklin and a broader Western Placer County Zip Code Map.

Google Maps and the Listing Script Meet Up in Roseville

Following up on some recent posts about some different work I’ve been doing on my custom listing display script and playing with the Google Maps API, here’s a fun little bit of work product, my a custom Google Map of Roseville with links to the listings displayed by the listing script.

It’s nice to see the work paying off in something tangible. Whether it’s useful is another matter — in that respect, I’ll judge it a success if any buyers mention it.

I don’t care.  It’s my web site and I’ll crop if I want to.

Why I love it:

  • Colonial.  I love colonials.  If you were my RealtorĀ®, I’d have you out looking for colonials.
  • Shot at twilight with the lights all on — the classic welcome home shot.
  • It’s in Fair Oaks.  That’s what I’m talkin’ about.  Fair oaks is to neigborhood as colonial is to architecture.  (That was probably on your SATs).
  • Supported by the rest of the photos.

This is another Lyon listing.  It looks like there’s no moss growing on them this month.  Nicely done.

Roseville Listings Reworked and Updated

Last night it was a bit of a late night, chasing down a bug I had introduced into my property listing database.  I got that squared away around midnight or so, so once the bug hunting was done I was able to finish up the project I was working on when I first saw the problem, my page of Roseville Listings by Price and Area.

The bug is fixed, so tomrrow I can go after a few cosmetic bugs there and call it a day on that section of the Roseville listings, at least.

Granite Bay Listings Updated

We’ve updated the listings by neighborhood section on our Granite Bay site, http://www.granitebayrealestate.info. That feature was getting extremely long in the tooth given the changes our IDX provider made which broke some of our code, and the fact that I moved the last listings up some time during the Spanish Civil War or thereabouts.

OK, so maybe it was a little later than that.

Sacramento’s Fabulous Forties

One of the finest and most desirable areas of Sacramento is East Sacramento’s Fabuolous Forties, an area bounded (more or less) by J Street on the North, 37th or 38th Street on the West (depending on who you ask), 47th street on the East, and Folsom Boulevard on the South. Here it is, as a Google Map.

The fabulous forties is an area of upscale custom built homes, many of which were built in the early 1900s, especially in the 20s, 30s, and 40s. The area features a variety of architectural styles, from Craftsman homes to Mediterranean Villas and Tudor style mansions. Dan Murphy’s excellent Curtis Park History site has a fascinating discussion of the impact of the architectural firm of Dean and Dean on the area. These men, the same architects who designed Sacramento’s Memorial Auditorium, were steeped in the popular Revival style of the period.

Every year since 1973, the fabulous forties have been the scene of Sacred Heart Parish School’s Christmas benefit, the Holiday Home Tour of East Sacramento. I think Elite Properties should have our Christmas party this year in conjunction with that event. I’ll bet it’s a blast. Too bad I’m having this idea in February. Someone with a good memory needs to remind me in November.

Rosemont Roundup, Featuring the Tale of the Attack Cat

Yesterday I got to preview several homes in the Rosemont area, 95826, for a buyer who’s flying in from Oregon. This killed two birds with one stone because it allowed me to see some of the homes competing for buyers’ attention with our 4032 Birchgrove listing. It looks like our price is quite competitive, with the homes that were in the “yeah, that’s better” category listed at $20,000 more. Once again, this home features a newer roof (less than seven or eight years old), new laminate flooring installed in 2005, newer vinyl dual pane windows, and a huge backyard with a beautiful oak shade tree. My buyers kind of tied my hands on this one, since they don’t want to see a home I have listed — perhaps I’ll offer to show it to them and get them another agent on the buyer side if they like it.

Rosemont attack catI was able to cross a few homes off the list (which is the point). 8992 Alderson I found to be pretty smoker-smelling and nondescript, so since my buyers send me this one it was a no brainer to scratch it. Also not likely to be visited again was 9066 Clendenon Way, a pleasant looking enough home from the outside which immediately revealed a bare concrete slab entryway, which the sellers have offered to fix with a carpet allowance. But what really put me off about this house was that I almost lost my life to a dangerous attack cat. That’s never happened to me before. The cat simply would not let me into the house, and once I’d made some progress in that direction, it was equally determined that I wouldn’t make it out of the house. All told I think I made it about eight steps in either direction, and was lucky to escape unscathed. The cat presumably was a cross between a tabby and a doberman pinscher. I found an illustration that conveys some of the horror. Needless to say I let the listing agent know so hopefully he can get over there with somebody equipped to handle such a beast. Now I’m really starting to mourn Steve Irwin — we could have used him.

By the way, I called Vicki to tell her my tale of the attack cat, and she later told me that on the same day during a showing in Shingle Springs, she’d managed to accidentally walk in on a naked guy in a hot tub. I guess it was just an adventure-filled weekened all around.

Meantime, back to Rosemont. 8948 Alderson Ave. was an interesting sort of mish-mash owned by an investment company. The best feature of this home is a the size for the price, some of which undoubtedly comes from what’s apparently a converted garage with a lovely bay window overlooking the driveway. This one’s on a corner lot with an interesting black and white tile kitchen and new looking carpet, but I’d want to have a whole house inspector take a look at the water heater installation — it may be fine, but I’d check it out. My buyers picked this one, and I found nothing so awful to make me scratch it anyway.

3517 Coralwood Way is one that I picked. This one would be a great home for an investor, I would think. It’s a bank repo (REO — “Real Estate Owned”) that shows well from the curb except for a few dead plants in the entryway that should be replaced with live plants in the entryway. Inside, I think this home would have sold at this price already except for the animal smells in the carpet — clean it or replace it. Other than that there’s an updated kitchen and baths, a new roof and dual pane windows. My people today aren’t investors, so I’ll leave this one to their discretion.

4224 Tallyho Drive is a very clean house currently listed at $309,900 that the broker was holding open. There are too many new features in this one to list, and the home shows really nicely. I especially liked the vaulted-ceiling living room.

8924 Rosewood Drive is a terrific little home with a new roof and nice large kitchen, for the right buyer. In this case, it’s easy to know who the right buyer is, too. The right buyer for this home loves brick. If you love brick, call me. I’ll take you out to your new home. If you hate brick, don’t bother. If you’re neutral about brick, check it out. Did I mention the brick?

3518 Rosemont Drive is clearly one of the front-runners in this area at $305,000. This home features hardwood and tile floors throughout, newer roof, crown moulding, an alarm system, and more. This was definitely among my favorites, but if there’s one thing more than anything else that working with buyers has taught me over the years, it’s this: whatever I think, it’s not up to me because I’m not the one paying for it!

Bottom line in my opinion: Rosemont is one of the leading options — perhaps the leading option along route 50 — for balancing a charming neighborhood with prices that may be in reach of a first time buyer. Again in my opinion, Antelope carries a similar honor along route 80. My buyers and I are going there today, too!

Rivage in Folsom – John Laing Homes

I’ve been working with a client who’s been touring some of the Rivage condos in Folsom with me. These are beautiful brand new condos built by John Laing, just across the street (East Natoma) from their earlier, similar development, Esplanade. They’re running about $331,990 to $370,990 for the units we saw, and feature the Esplanade’s three most popular floor plans, from approximately 1313 square feet to 1747 square feet.

I’m working on some “comps” for her today to see what prices we might negotiate, but I just thought I’d dwell for a minute on my experience as a Realtor® in working with the in-house staff of agents there. At the risk of going all gushy on someone else’s business, I’ve really been impressed by the excellent level of professionalism I encountered there, especially from Patrick Saumure, the Senior Community Manager. Patrick’s been a pleasure to work with. I’ve sometimes seen new home sales people be a little more on the “car dealer” side of the sales spectrum than I would like, but Patrick was the exact opposite of that, I thought. He treated me as an agent right, and I really thought he did an oustanding job of presenting the advantages of his product to me and my client with lots of good information and no pressure. His follow-up with me and my client has been low key and friendly throughout.

I always like it when I can meet a colleague who teaches me something about the business, and leads by example. Patrick is an example to me of how my customer service can be improved constantly, and I hope we have an opportunity to work together in the future with more buyers who’ll get to experience his friendliness and outstanding service.

Well, that’s what I get for being out selling instead of hanging around the office typing. That works for me.

Good Condo Price — FSBO Done Right

I got a call from Chris the other day, the seller of a lovely condo I’d shown on Bremen. (See Listing Details or More Photos). It turns out this condo probably wasn’t a fit for the buyer I showed it to, but Chris followed up and asked me to point out some of it’s nice features, such as a very nice neighborhood (I’ve worked in Greenback Estates before so I knew he was right about that), extremely low Home Owner Association fees even compared to other parts of Greenback Estates (always important when you’re buying a condo), and inside laundry, which is not commonplace and is important to many buyers. Equally as interesting to me as the condo was Chris’s unique approach to selling. Being an appraiser, he’s familiar with the business, so he’s selling it sort of “by owner”, but worked with a company to list it for him in the MLS. Not only did he price the unit well, he also followed up with agents, and offered an extremely competitive commission to the buyer’s agent. So many sellers ignore the simple fact that in today’s market, you’re competing for attention from the buyers, and you’re competing for attention from agents as well. Time and again, I’ve seen buyers and sellers and their agents succeed or fail based solely on what one might call “emotional intelligence” — their ability to co-operate with another human being. It’s a lesson I have to learn over and over again myself.
