Vicki just took some nice new pictures of our listing at 4032 Birchgrove Way that show off the interior a bit better than some of the old pictures did. Here are some shots both inside and out. This is one of the nicer “start homes” we’ve had listed in awhile, with newer roof, and (as the pictures show) new laminate flooring and dual pane windows. It’s quite affordable as well at $320,000. If you’re a first time buyer, please be sure to call to learn about special financing that may be available — we may be able to do this with very little down.

I updated the Sacramento County Duplex Listings page a few days ago, and today I got a plea from a buyer asking me to do the same for the area New Home Listings. While I was at that, I also of course went after the Condo Listings.
I have to apologize for my slowness to update listings lately. There are just more things to do than there are hours in the day, but I’ll try to make ammends and get back to a more regular schedule. And remember, whatever else is going on with those more or less static listings, if you visit my Search Page or the Advanced Search Page, those results are updated almost as often as my own MLS system. (The MLS is updated in Realtime, whereas the web site search results are a snapshot of the MLS that gets updated six times per week — so it’s pretty current!).

I was chatting with one of my teammates the other day, and she suggested I write something about the lovely vacation homes that are available in areas like Grizzly Flats and Somerset, i.e., in an area of El Dorado County known as South County.
One can still find nice homes in Grizzly Flats and Somerset for under $400,000. Buyers enjoy properties that are unspoiled and “off the beaten path”, making them perfect as vacation properties.

Because commuting to South County is more of a challenge than the “Sacramento suburbs” like El Dorado Hills and Cameron Park, prices in South County have been low for some time. However this year we’ve started to see prices similar to what’s to be found in Placerville itself, I suspect at least part of that is an artifact of the fact that listing agents will routinely list Swansboro homes — themselves being extremely remote — as being in Placerville.

In some cases, due to some limitations in our MLS system, we’ve had to focus on the most recent listings. As usual, however, all the latest listings of whatever age are available via our main search pages for Homes and Condos and Duplex and Other Multi-Unit Properties.
I’ve updated the subdivisions pages of the Granite Bay Real Estate site.
It turns out that Granite Bay’s inventory is selling fairly well compared to other markets — this is one of the few areas we’ve looked at recently with less than three months worth of inventory (2.8 months as of 9/27).
We’ll have a detailed market report for Granite Bay up here before too long.

I’ve updated the Sacramento Condos listings. Again, what’s striking is the number of listings there are compared to several months ago. It’d be interesting to do some days on market averages compared to a year or six months ago. Because there were so many listings, I’ve excluded those that have been on the market the longest, since the MLS system can only export so many at a time. I may have to create more price categories going forward.
We’ve updated the new home listings and Sacramento Duplex listings.
It seems we’re seeing a lot more Duplex inventory than six months or a year ago. Is it safe to say some investors are cashing out? It may be so, but we should note that we’re hearing that inventory in general is up lately.
