I've published a new Real Estate Market Update for Elk Grove. Of the markets I've reviewed recently (Elk Grove, Roseville, and the Sacramento condo market), the Elk Grove market seems to me to have retained most of its strength relative to last year's performance.

Roseville Real Estate Market Update
Earlier we looked at the Sacramento County condo market and concluded that it had softened somewhat from July 2004 to July 2005. We wondered at the time if the same would hold true for other local markets. It looks like Roseville's overall residential market has continued fairly strong, and whatever evidence of a "decline" we have in that market is even more trivial than what we discussed for Sacramento's market. Californians Take Big Risks on Real Estate
The Sacramento Bee recently ran this Los Angeles AP Article discussing the number of first time investors attracted to California real estate based on the seeming impossibility of home prices ever going down. Citing a study by the Statewide Public Policy Institute (Available here in PDF format), the article continues:
"More than half of Californians who purchased a home in the past two years ignored federal guidelines and spent more than 30 percent of their income on housing. One in five spent more than 50 percent of their income, the study found."

Oakland Real Estate
We're pleased to be sponsoring a brand new web site over in Alameda County, Oakland-Homes-for-Sale.com. It should be fun to watch this one grow, since it's been about two years now since I've launched this Sacramento site, and it seems to me that Realtors are finally starting to get going on the Internet in much bigger numbers. Oakland's about the same size as Sacramento -- actually a tad smaller in terms of population. Meantime, however, the whole competitive landscape has changed, so I doubt we'll see our way to the top in six to eight weeks as we did here.

Sacramento Condos
I've updated the Sacramento Condos listings. Again, what's striking is the number of listings there are compared to several months ago. It'd be interesting to do some days on market averages compared to a year or six months ago. Because there were so many listings, I've excluded those that have been on the market the longest, since the MLS system can only export so many at a time. I may have to create more price categories going forward.
