A FREE Appraisal for Sellers

A Realtor's® Comparative Market Analysis is a good starting point for determining your home's value, but in some cases, you may want to consider "pre-ordering" a full appraisal. A full appraisal is especially worth considering if you have a unique property. That's because in general, it's fairly easy to find "comparable sales" data for resale homes, in subdivisions or neighborhoods of similar homes. However, if you have property on acreage, or many improvements such as barns, second homes, etc., or "bare land" in an undeveloped area, you might consider an appraisal. The more "one-of-a-kind" your property is, the more it helps to have a full appraisal done.

Even if you live in a subdivision of similar homes, however, you might give an appraisal some thought. Not only will you know what your home should sell for -- imagine how easy it will be to get "your" price when you offer the appraisal free to a prospective buyer. Not only will it save them money if their lender accepts your appraisal; it will also help keep them from playing the game that buyers love to play with their agents, "how much less do you think the seller will take?"
